DOWN PAYMENT MAY NOT BE NECESSARY

So you want to buy a home in Cape Coral? How much of a down payment is required?
If it's a primary residence often... NONE
How about Ft. Myers?       Same situation, same deal.. NONE
If you're purchasing a home in Southwest Florida there may be programs available that do not require a Down payment.
VA:  Veterans always come first
100% financing -
no monthly mortgage insurance 
seller paid closing costs
USDA/RURAL HOUSING - the locations may surprise you
100% financing
Closing costs may be financed (if the appraisal will bear it)
Seller paid costs allowed
Property and income restrictions do apply (don't let this scare you)
FHA
3.5%  Down Payment
Seller may contribute up to 6% of the purchase price towards buyers closing costs.
FLORIDA BOND
Down payment and closing cost assistance for qualified borrowers.
